Land at St Cleers site masterplan

Sustainable homes for all

  • Our proposals provide a range of homes for all, with a mix of detached, semi detached and small courtyard (Mews) housing.
  • 35% of our houses will be affordable, helping to meet Somerton’s dire need for them.
  • All houses will be built to the highest quality sustainable standards, including high quality insulation, solar panels, EV charging and heat pumps.
  • Houses will be no higher than 2 storeys, integrating with surrounding neighbourhoods.

Development Density

To ease the transition from Somerton’s denser housing in the northeast to the rural surroundings in the southwest, housing density will be phased:

  • Higher-density homes, such as semi-detached and mews properties, will be located in the northeast.
  • A medium-density zone of semi-detached and smaller detached homes will provide a buffer.
  • Lower-density housing on the southern and western edges of the site.

Building around nature

We recognise that our plans will build on undeveloped land and designed our proposals from the start to minimise loss of amenity for existing residents. Our priority is to make sure that our proposals integrate with the environment rather than come at the expense of it:

  • Provision of a large area of high quality public open space (including a play area) within the northern part of the site, which will link with the existing area of open space to the south of Foxglove Road
  • We are aware of existing drainage problems in the area, the proposal will be underpinned by a nature-based approach to sustainable urban drainage that will ensure flooding is not exacerbated by the development, this includes attenuation basins within the south of the site
  • A community orchard, open for new and existing residents to use and enjoy
  • Houses will be situated back from the existing trees and hedgerows that surround the site, providing a natural buffer
  • Retention of existing trees, species rich hedgerows and trees surrounding the site, with enhancement of hedges on the east of the site to provide screening to existing houses here
  • Preserve wildlife corridors so that the site’s nesting birds, bats, hazel dormouse, and the brown hairstreak butterfly can continue to thrive

A vibrant neighbourhood

Our neighbourhood will reflect the rural character of Somerton, taking the best of the site’s surroundings to create a safe, green, peaceful place to live:

  • Streets shaped by trees and wildflower planting
  • New dog walking routes around the development 
  • Green spaces that provide surveillance and natural frontage including a safe space for children to play in the north of the site that is safely away from nearby roads
  • Safe neighbourhoods with lit paths and houses fronting onto open spaces to help prevent anti social behaviour
  • Designed for residents to enjoy the beautiful views of Somerton Woods and Cooks Hill to the east, Badgers Cross and Perry Hill to the south

Connecting to the community

Located on the edge of Somerton, our site off Ricksey Lane is within walking distance of local facilities and services, as well as public transport services, offering credible alternatives to car use.

  • A green walk that encircles the neighbourhood, connected to the main spine road by a network of green lined pedestrian and cycle paths
  • Integrating existing Public Right of Ways (PROW), enabling residents to walk, cycle or wheel to the centre of Somerton and the countryside
  • Road access point from Foxglove Lane, sensitively following the existing PROW and connecting to Langport road and the wider Somerton Area
  • Road access point from Barn Close, connecting residents to St Cleer and the wider Somerton area
  • At least 2 car parking spaces per household, including EV charging
  • 2m pavements provided along Barn Close, enabling residents to access St Cleer and the wider Somerton area
  • 2m pavements provided along Foxglove Road, enabling residents to access the sports facilities and amenities such as the skate park to the north of the site.
